Ashborough is a community with Covenants and Restrictions.  The enforcement of the covenants and restrictions is governed by the Board of Directors operating under the Bylaws of the Ashborough Civic Association.
The Covenants, Restrictions and Bylaws are available on the "Covenants and Bylaws" tab of the Ashborough website for the convenience of our residents and prospective residents.  Property owners who do not comply
with the Covenants and Restrictions are subject to fines and interest.  Property owners are subject to the Covenants, Restrictions and Bylaws whether they are aware of them or not.

An Annual assessment is collected at the beginning of each calendar year.  The assessment is used to maintain the common properties, swimming pool, tennis courts and playgrounds throughout Ashborough.

The appearance of Ashborough properties is the dual responsibility of the property owner and the Architectural Review Board.  Any change to the exterior appearance must be requested and approved in advance by the
Architectural Review Board prior to the work being done.  This includes, but is not limited to, tree removal, painting, roofs, windows, doors, fences, decks, porches, driveways and landscaping.  Basically, anything that
changes the exterior must be approved by the Architectural Review Board.  Property owners who do not obtain Architecutral Review Board approval in advance are subject to fines by the Ashborough Civic Association
and potentially Dorchester County as well.

The Ashborough Civic Association utilizes the services of Dorchester Real Estate Services for community management.  To ensure there are no compliance issues with a property for sale, contact Dorchester Real Estate
Services.  A property transfer fee will be assessed on each property sold so that any compliance issues are known and proper assessment credit is provided during closing.

Summary of Specific Covenants and Restrictions

Don't park on the grass on the property.
No overnight parking in the street is permitted.
Trash cans must be screened from view except on pick-up day.
No business may be conducted from any property which has a visible appearance or impact on the property or a neighboring property.
Boats, Trailers and RV's cannot be stored on any property unless it is screened from view as approved by the Architectural Review Board.
The property owner has the responsibility to ensure the Ashborough Civic Association has a current mailing address on file for each property owned in Ashborough.
